4. Withdrawal, rebooking, substitute participants
4.1 You can withdraw from the contract at any time before the start of your journey. The receipt of the declaration of withdrawal - if possible in writing - by the landlord is decisive.
4.2 If the tenant withdraws from the contract or does not use the holiday home without a declaration of withdrawal, the landlord can demand the following withdrawal fees:
Cancellation up to 61 days before departure: 20% of the rental price
In the event of withdrawal from the 60th to 35th day before the start of the journey, 50% of the rental price
In the case of cancellation from the 34th to the 2nd day before the start of the journey, 80% of the rental price
If the tenant withdraws later or does not use the holiday home, he must pay the entire rental price if no replacement tenant can be found.
4.3. If the landlord succeeds in finding another customer for the same period and under the same conditions, only 20% of the rental price will be charged regardless of the withdrawal date.
4.4 Up to the start of the rental period, you can request that a third person assumes your rights and obligations under the rental agreement. A written notification to the landlord is required for this (rebooking).
4.5 With the confirmation of the change of participants by the landlord, the new tenant enters into your rights and obligations under the rental agreement. A flat rate of € 25.00 will be charged for the necessary confirmation of the rebooking.
4.6 We recommend that you take out travel cancellation insurance.

5. Resignation and termination by the landlord
5.1 The lessor can terminate the rental agreement without notice if the lessee or one of the guests who are traveling with them behaves in a disruptive or destructive manner despite a warning from the lessor and the lessor or other guests cannot be expected to continue the rental agreement. In this case the landlord retains the right to rent.
5.2 The lessor can terminate the rental contract if the implementation is significantly impaired, made difficult or endangered by force majeure (e.g. war, civil unrest, natural disasters, fire, etc.). We will then immediately repay the rental price paid, but we can demand reasonable compensation for the services provided.
