Article 4 Cancellation and early departure (1) Should the tenant cancel (withdraw from) the contract prior to the start of the rental period, without having found a new tenant to enter into the contract on the same conditions, then they shall pay for compensation, with the reduction of the expenses saved, the following proportional amounts (excluding additional costs and deposit) should it not be possible to find another tenant. Cancellation - up to 49 days prior to the start of the rental period: 10% of the rental price - up to 35 days prior to the start of the rental period: 30% of the rental price - up to 21 days prior to the start of the rental period: 60% of the rental price - up to 14 days prior to the start of the rental period: 90% of the rental price - otherwise (later than 14 days prior to the start of the rental period) 100% of the rental price. At the same time, the lessor will try to find a substitute lessee. (2) Should the tenant depart early, they shall still be obligated to pay the full rental price. (3) Cancellations or withdrawals from the contract are only accepted in writing. What is decisive is the day on which the declaration is received by the landlord.
