Charming, detached holiday home with a lovely garden and nice swimming pool, located on the edge of the small ancient Roman village of Flaux. This village is situated between the vineyards, 30 km from Avignon.
The single-storey villa has a beautiful, large (1600 m2), fenced garden. The terraces are designed so that you can choose to sit completely in the sun, or in the shade of the beautiful trees or the cosy, covered terrace. From this last terrace you look at your private swimming pool (11m X 5m), which is lit in the evening with a lovely lounge area, and sun loungers and new sun beds.
The villa (115 m²) is located at the end of a small road between a few other houses. Due to the natural vegetation, there is a lot of privacy. Your cars can be parked on the grounds in the spacious back garden or in the large covered garage. There is also a table tennis table here.
In the village there is a bakery and within walking distance of the property there is an extensive walking area. It is 10 minutes from the picturesque town of Uzès with the famous Saturday market. In addition, half an hour from Nîmes, 40 minutes from Avignon and just an hour from the Mediterranean.
Cosy and tastefully furnished living room (30 m²) with air conditioning and seating area around the fireplace, large dining table and two French doors to the garden and covered terrace. The large separate kitchen (25 m²) with dining area and nice bench is fully equipped, including oven, microwave, dishwasher, double sink, 5-burner hob, large fridge with freezer compartment. From the kitchen you walk onto a cosy terrace with a large dining table and next to it a barbecue terrace with an outdoor kitchen and a large electric Weber barbecue.
There are 4 air-conditioned bedrooms, with the beds made up when you arrive: two bedrooms with double beds (1.60×2.00), one (children's) bedroom with two single beds (80×200) and finally the fourth bedroom with 2 extra long beds (80×2.10). There is a bathroom with a double sink and bathtub. The 2nd bathroom has a shower, toilet, and a sink. In the hall there is a separate toilet. In the utility room (cellar, low ceiling) there is a washing machine and 2nd fridge and there is a toilet (closed by accordion door).
The house is allergy-free, so pets are unfortunately not allowed. Furthermore: WIFI, TV with satellite reception and Chromecast, DVD and CD player, radios.
There is a fence around the swimming pool, not in accordance with French safety regulations, so the owner has also installed an alarm system in the swimming pool.
Electricity consumption 300 kWh per week included, additional consumption 0.30 € per kWh will be deducted from the damage deposit.

Although we assume that we will all be able to travel to the South of France from mid-May (Covid-19 doesn't like the sun, we do), we do have a Plan B.
If 1 week before the date of arrival there is a negative travel advice, either to travel or to arrive
or if there is a quarantine requirement on arrival or return, then we offer the following:

You may choose to postpone your stay and stay at the villa later in the season.
You can choose not to go this year and reserve a period for the 2022 season.
You can also choose a voucher. Ideal if you do not yet know exactly when you want to go on holiday next year. The amount of the deposit (35%) becomes the voucher amount. If you have already paid the balance, it will be refunded to you.
In some cases and after consultation, you can cancel a villa, for which a fee of €250 will be charged.
Planned stays between 12 June 2021 and 28 August 2021.
You may choose to postpone your stay and stay at the villa later in the season.
You can choose not to go this year and book a period for the 2022 season.
