After a huge renovation the villa has been tastefully decorated.
There is a large living room with a sitting area, a dining area, a swiveling flat-screen television ( large number of channels ),
a Sonos sound system and awood burning stove to enhance the atmosphere. The latter isn't necessary for comfort because the house is well isolated and has underfloor heating everywhere except in the bedrooms.
There are five bedrooms in total. All have air conditioning, patio doors (equipped with shutters and mosquito netting) and their own en-suit bathroom. All rooms have double beds, three of them can be seperated. The master bedroom has a "Zangra" four -poster bed.
The semi-open kitchen has a cooking island with a bar for four persons. The kitchen well equipped ( no microwave).
Good wireless internet is available in and outside the villa.
There are plenty of restaurants in the vicinity. So not only in the village or on the beach, but also along the road in the direction of Carvoeiro.
From the beach in front you can start a very nice walk on the cliffs all the way to Carvoeiro.
There are lots of sports opportunities, especial concerning golfing and wave surfing. But nearby (200 m. ) there is a brand new gym aswell.

For all the guests there is something they would like to do. We assure that one week flies and is too short to experience what this place has to offer for both young as old.
The villa offers sufficient privacy with the white wall. The place is easily to reach and there is enough free parking space.
In addition to a newly landscaped garden, various terraces have been laid out arround the villa. On the kitchenside at the front there is a large terrace with a specious dining table. Nearby, on the corner is a barbecue facility.
On the other side there is a microcement bar and a lovely lounge area with a gas fireplace.
At the rear there is a swimming pool (10x4,5x avg. 1,75 m with underwater lighting) with a large lounge deck. It's nice to relax here on one of the sunbeds under the palms. The stairs towards the pool can be closed for the savety of the children. Ofcourse an outdoorshower and bath towels are not missing.
Finally, there is the roofterrace from where you can enjoy the marvellous view.
After we have received the last part of the rent, we sent the contactdetails of our housekeeper Natalia.
When you sent her a message about the time you think of arriving at Casa Xyza, she will be there to welcome you.
She will be your contact during your stay, so if there are any questions or wishes don't hesitate to contact her.

In casa of cancellation by the guests the following costs will be charged:
a: cancellation up to 8 weeks before the first day of the booked rental period:
the amount of prepayment.
b: cancellation within 8 weeks before the first day of the rental period:
the full rental amount.
*All prices are based on a min. use of 4 bedrooms / 8 pers. High season price is based on 5 b /10 p
* For the whole villa (5 bedrooms) we charge €350,-/week extra.Changeover is on saturday.
* During off-season period the min.duration is 5 days andwe are more flexible with the changeover.
* One babycot is standard, a second one gives an additional charge of € 60,- per stay.
