The holiday home is situated on a hill (360 m) with views on two sides. The house boasts an enclosed garden with multiple terraces (both shaded and unshaded) and a boules court. Adjacent to the house is a large swimming pool of 4 x 12 with a view and an outdoor shower. There is also a barbecue available.
The house has 4 bedrooms and 2 bathrooms. On the ground floor, there is a bedroom with a sitting area and a bathroom with a bathtub/shower, toilet, and washing machine. There is also the kitchen-living room. The kitchen is equipped with all appliances, such as a fridge with freezer compartment, oven, small oven, Nespresso coffee machine, etc. There is also a cattle stall with an additional fridge.
On the first floor, there are 3 bedrooms; 2 with double beds and 1 with 2 single beds and a spacious bathroom with a shower and toilet. On the first floor, there is also a TV corner and a workspace for computers etc.
Since the house is located on a hill, there is always a pleasant breeze in the summer.

The house is located in a beautiful rural area with forests and vineyards and a stunning view. On clear days, you can even see the Alps. From the house, you can walk along GR routes to small ancient villages nearby, such as Monastera Bormida, Denice, and Roccaverano. Additionally, there are plenty of cozy, authentic restaurants in the area. Cycling and mountain biking are also great activities. You can take varied trips in the surrounding area along the small roads; through the forests, among the vines, and over the mountain ridges. Nearby, there are various options to taste the delicious Piedmontese wine.
As for food: 2 km away is Desiderio, the delicatessen/butcher of Piedmont, where all regional products, fresh meals, and meat of the highest quality are offered. There are also 2 shops in Ponti (2 km). For more extensive groceries, you can go to Bistagno (5 km) and Acqui Terme (12 km). Acqui Terme is a beautiful old Roman city with all kinds of shops, supermarkets, lovely markets, and restaurants. On Friday and Saturday evenings, it's really lively.
Genoa, a beautiful old town, is a 45-minute drive away, but can also be reached from Acqui Terme in an hour by train. Highly recommended. The beautiful cities of Turin and Milan can be reached in 1.5 and 2 hours respectively. Smaller well-known places like Asti and Alba are 45 minutes away.
There are also 2 challenging golf courses nearby, about 45–60 minutes away. You can almost always play there.

GENERAL RENTAL CONDITIONS
1. Rent, various amounts, energy costs
1.1 Deposit. The amount of the security deposit of €500 will be refunded to your bank account known to the landlord within 7 days after the end of the rental period, provided the rental property is left in accordance with the regulations. Any damages to the rental object will be deducted from the deposit. Damages that cannot be reimbursed from the deposit must be fully compensated by the tenant upon first request by or on behalf of the landlord. Any additional cleaning costs will also be deducted from the deposit.
1.2 In addition to the basic rental amount, the following additional amount listed in the rental contract/invoice is due. This will be deducted from the deposit.
Cleaning costs. This concerns the standard cleaning costs of €200.
2. Cancellation
2.1 The tenant is entitled to cancel and terminate the rental agreement taking into account the following.
A. Cancellation and termination must be made in writing or by email to the landlord.
B. If cancellation occurs within 8 days of signing the rental agreement, no reservation costs will be charged.
C. If cancellation occurs after 8 days and up to three months before the start of the rental period, 15% of the basic rental price will be charged.
D. If cancellation occurs between three months and one month before the start of the rental period, 50% of the basic rental price will be charged.
E. If cancellation occurs less than one month before the start of the rental period, the full basic rent will be charged.
F. Upon receipt of a cancellation from the tenant, the landlord will issue a cancellation invoice taking into account the provisions of this article. Any amounts already paid will be settled according to the content of the cancellation notice and any remaining balance in favor of the tenant will be refunded.
