Casa Esmeralda II are two holiday houses located in the small town of Novigrad, only 1000 meters from the beach, the center, restaurants and all entertainment facilities. Casa Esmeralda II covers an area of 280 m2 and can accommodate up to 12 people. Both houses consist of two floors. On the ground floor there are two spacious living rooms that offer a beautiful view of the pool, together with well-equipped kitchens and dining rooms. There are also two rooms with a sofa bed for two people, which means an extra bed for 4 people. There are garden furniture on the terraces where you can relax in the fresh air with your morning coffee. An outdoor grill is also available. On the first floor, there are 4 double bedrooms with double beds, 2 bathrooms with bathtubs and showers, and balconies equipped with tables and chairs from which you can enjoy the view of Novigrad. Novigrad is an ancient town located on a peninsula on the west coast of Istria, exactly halfway between Umag and Porec. It developed on an island that was connected to the mainland in the 18th century. He preserved a medieval network of ruins, palaces, walls and towers from which he defended himself.
Novigrad is warmed by a mild Mediterranean climate with long, warm summers at an average of 24°C and mild winters at an average of 6°C. Pleasant autumn and spring temperatures of around 17°C are suitable for staying in the pre-season and post-season when Novigrad is ideal for a holiday due to minor crowds. The average number of sunny hours of 2400 hours is among the highest in Croatia. From the winds, you will hang out with a refreshing mistral in the summer, and in other periods with a healthy, cold bora and a warm, humid south wind.
If you are most attracted to the bathing season, in Novigrad it lasts from May to October. Novigrad is full of events in the summer, be it concerts, children's events, gourmet festivals or sports competitions.
Novigrad exhibits its rich fishing tradition at the most delicious Gnam-Gnam festivals in the form of sardines, sea bass, scallops and other seafood delicacies and asparagus. Children are entertained by festivals of street wizards when the streets and parks are filled with clowns, jugglers and stilt walkers. Summer Novigrad nights are often an opportunity to observe the starry sky with telescopes and concerts of young non-established musicians.
Novigrad is only 1 hour away by car from the most remote points of Istria, so for an active and fulfilling vacation, the whole of Istria is in the palm of your hand.
Start with a bicycle, a super healthy means of transport, which will take you along well-maintained bike paths along the Novigrad coast to charming towns on the hills of rural Istria. Switch to a kayak and paddle to the fascinating Mirna River Ornithological Reserve. Or join a boat trip to the eternal Venice or the Brijuni National Park.

The Property is fully furnished and includes all the appliances and amenities.
Party: The Rental Party shall consist only of Guests who are previously registered and communicated with the Homeowner or Property manager.
Rental Rules: Guests agree to always abide by the house rules while at the property and shall cause all members of the Rental party to abide by the following rules at all times while residing at the property.
Access: Guest shall allow the Homeowner and Property Manager access to the property for purposes of repair or emergency. Homeowner shall exercise this right of access in a reasonable manner.
• The price includes daily rent, use of electricity, water and gas in the normal range, weekly change of bed linen, final cleaning.
• Residence tax is included in price
• Pets : depending on the accommodation, it is necessary to ask in advance for the permit and the cost
• Security deposit: 500 EUR (It is paid in cash upon arrival and returned to the guests on the day of departure after inspection of the villa)
Additional payment by the guest is possible only in the following case:
- Damage caused to the property or furnishing.
- Dirty or other mess requiring excessive cleaning.
Insurance: We encourage all guests to purchase travel insurance in case of unforeseen circumstances, accidents, or other issues that may prohibit Guests from traveling or fulfilling Rental Terms.
House Rules:
- The guests are required to leave the property in the same condition as it was prior to their arrival, otherwise an additional cleaning fee will be charged.
- If a guest's behaviour results in damages (except normal wear and tear) to the property and immediate surroundings of the property, the extra fee will be charged.
- Additionally, if the guest’s behaviour results in extraordinary damages the guests will be charged for the reparation. The guests need to pay the rest of the costs prior to the checkout or the authorities will be called upon.
- Only guests who are registered and previously communicated with the host can sleep in the house. If there are guests in the property about whom the host has not been informed extra cost of price for one night will be charged. (SeeAdria Price List on the SeeAdria Website)
- NO PETS
- Smoking inside the villa is strictly forbidden. If there are visible signs of smoking, an Ionization cleaning fee of 500,00 EUR will be charged
