From the terraces of this beautiful house, perched above a cove on Monte Argentario opposite the port town of Porto Santo Stefano, you'll be treated to a breathtaking view. Accessible via a private road and an automatic gate, it sits at the entrance of a Florentine family's estate, whose grand villa with the guest apartment "La Terrazza sul Mare" No. 180296 is located just below. Due to its hillside position, the impeccably maintained small house spans two levels, offering sea views from almost every window. The two large terraces provide both sun and shade, and are equipped with a dining table, chairs, and sun loungers.
In the upper part of the house, there is a cozy living room and, separated by glass doors, a modern kitchen. In front of it, there is a large terrace with a barbecue. On the lower level of the house, at garden level, there are two bedrooms, a shower/WC, and a private garden terrace with a magnificent sea view.
In addition to a private rocky plateau below the property for sunbathing and swimming, accessible by 20 steps down and equipped with some sun loungers and umbrellas, there is a slightly larger cove with rocks and pebbles, "Spiaggia di Punta Nera". It can be reached after a short walk and about 50 steps down, and is used by the residents of the surrounding villas. The nearest larger sandy beach is about 3 kilometers away.
A private parking space is available on the property, secured with an automatic gate.

Take the A12 motorway to the end at Rosignano Marittimo, then continue on the SS1 expressway towards Rome until the Albinia exit. Turn right towards Porto Santo Stefano and continue until just before the beginning of Porto Santo Stefano.
