Enjoy the best time of your year at our apartment that's dreamy, very comfortable, peaceful and yet sits in a central location. Living room with satellite TV and 2 bedrooms furnished with natural wood, all also with wooden floors. The balcony and terrace would like to extend an official invitation to you to come and admire the sunset with a glass of wine in your hand. Fully equipped kitchen with coffee machine, dishwasher, kettle and toaster. Free Wi-Fi is also available. We also have a swing, a sandpit with toys and a foosball (table football) table for younger guests.

Our farm with cows and calves is also a real highlight for families with children. Your kids can be there during milking time and even help us feed the little calves. You can also have fresh cow's milk for breakfast if you wish.

Skiing on perfectly pisted slopes, cross-country skiing in impressive natural surroundings, winter hiking trails with breathtaking panoramic views, skating on Lake Völser Weiher and moonlight tobogganing from the famous Tuffalm ... all this sums up a holiday in the heart of the Dolomite mountains.
The Seiser Alm can be reached on the Umlaufbahn cable car - it's just 5 minutes to the valley station from our house by car. This ski area on Europe's largest alpine meadow boasts 70 km of slopes, 22 state-of-the-art ski lifts, 9 toboggan runs, around 80 km of perfectly pisted cross-country trails and a new Ski Fun Park for the kids.
This beautiful location is an inviting place to spend a relaxing holiday. Bathing lake very close by (10 minutes' walk), a variety of places to hike, extended mountain tours and fixed-rope climbing routes. All the available options will have mountain bikers' hearts beating a little faster as soon as they arrive.
Leave the motorway at the "Bozen Nord" ("Bolzano North") exit, then drive towards Brenner (Brennero) for approx. 3 km until you reach the town of Blumau. Keep left in the tunnel and head in the direction of "Schlerngebiet". After 8 km you'll reach Völs, our village. Take the first exit immediately to your right at the roundabout and drive along "Schlernstrasse" for around 500 metres. Then turn left into "Kühbachweg" and you'll spot our "Runker Hof" on the right-hand side after 150 metres. We wish you a pleasant journey.

Cancellation terms and conditions in accordance with Art. 1382 ZGB (Swiss Civil Code).
The deposit of €200.00 also serves as the cancellation fee which we will retain in the event of all cancellations. The reservation can be cancelled up to 3 months before the arrival date without payment of an additional fee.
Cancellations made from 3 months to 4 weeks before the arrival date are charged 3 days' rent in addition to the deposit. Cancellations made within the last 4 weeks before the arrival date are charged a cancellation fee equal to 100% of the booking price.
The entire rental fee for the original booked period will also be charged if guests arrive at a later date or leave at an earlier date than previously arranged.
It's a shame when someone doesn't show up and the apartments stand empty when other people would have been happy to have booked them. On the other hand, life happens and there's always something that can get in the way. Our request: please let us know as early as you can. Thank you!
