The apartment is located in Birkenstein, a municipality of Fischbachau in the Leitzachtal in the Upper Bavarian district of Miesbach. At 855 m, it is the highest district and a popular place of pilgrimage in southern Bavaria. The district lies at the foot of the mountain Breitenstein, a popular hiking trail leads from the pilgrimage chapel to the top. Furthermore, many hikers and mountain bikers appreciate as a starting point for promising tours.

Die Lage ist mittelprächtig. Tritt man aus der Haustür, steht man direkt auf der Straße. Gut ist, dass gleich in der Nähe viele Wanderwege starten. Die Einrichtung des Apartments sieht auf den Fotos gut und modern aus. In der Realität handelt es sich um billigste Ikeamöbel. In der Küche fallen einem die Klapptüren auf den Kopf. Der Herd braucht ewige Zeit um auf Touren zu kommen. Das Wohnzimmer hat wohl ein Masochist gestaltet. Links und rechts stehen Polstermöbel. Der Fernseher steht an der Stirnseite. Recht nett ist die großzügige Terrasse. Allerdings ist sie bei Sonnenschein nicht nutzbar. Es gibt weder eine Markise noch einen Sonnenschirm. Sehr negativ ist uns aufgefallen, dass die Agentur, über der die Buchung vorgenommen wurde, bereits vor Fälligkeit der Anzahlung eine Zahlungserinnerung schickte.
