Our holiday apartment is the ideal base camp for a restful and varied vacation. After an exciting day in the Ötztal mountains, you can relax in our apartment with 2 separate bedrooms (upper floor) and a cozy living room with kitchenette (ground floor). Additionally, the apartment features 2 bathrooms with shower/WC, 2x satellite TV, free Wi-Fi, balcony, terrace, and a ski/boot room with boot dryer. For our very young guests, we offer a crib, high chair, and carrier backpack for extended excursions.
Upon request, you can receive fresh milk daily from our connected farm. Thanks to the location in the countryside, restful days for parents and varied days for children are guaranteed.

Perfectly groomed cross-country ski trails and a small but fine family ski area in the immediate vicinity of the house. Upon arrival, our guests receive the NiederthaiCard with many inclusive services such as ski pass, cross-country skiing, and biathlon trial course.
Our house is located in Niederthai, 7 km from Umhausen. In Niederthai, pass the church and head towards the information office, turn right towards Hotel Falknerhof, continue straight past Gasthof Alpina, and after about 100m you'll find Appartement Leiter.

- Free cancellation up to the day of arrival in case of acute Corona illness at the time of arrival (proof required)
Otherwise, the normal cancellation conditions are as follows:
Guests can cancel free of charge up to 30 days before arrival.
The guest will pay 50% of the total price in the event of cancellation within 30 days before arrival,
70% of the total price in the event of cancellation within 14 days before arrival,
and the total price in the event of cancellation within 7 days before arrival.
