Charming holiday home with character and a cozy atmosphere. It is suitable for couples, families, and friends who want to spend a peaceful time close to nature, yet from their tranquil holiday retreat, they may also wish to venture out. But even those who primarily seek peace and relaxation will find this holiday house a pleasant, comfortable, and spacious sanctuary.
Ground floor with shower room, modern washstand, and washing machine, separate toilet, hallway, lovingly furnished modern kitchen with table, large living room with dining area, cozy sitting area, and wood-burning stove. TV, DVD player, CD player, and Wi-Fi.
Upper floor: A large bedroom with a large double bed and an additional reading corner. A single bedroom and a twin bedroom.
Two spacious wooden terraces, a barbecue area, a parking space, a wooden shed, garden.
Hot water is provided by a 120-liter storage (boiler). Heating if necessary with the help of a generously sized wood stove, which easily heats the upper rooms in the transitional period. Firewood in the shed.
The drinking water is wonderful spring water and very low in lime.
This is a Finnhouse, also known as an A-frame house, constructed with wooden architecture. The house was renovated, insulated, and largely refurnished in 2018-2019.

Enchanting mountain scenery with forests, meadows, cows, horses, and the famous lakes such as Wörthersee, Millstätter See, Faaker See, Ossiacher See, and many others. The people who live here are friendly and helpful.
The holiday home is located just outside the center of Afritz, amidst a natural setting and is easily accessible. From the terrace, the view sweeps across mountains, lush meadows, and all the way to Lake Afritz with its small, charming beach. The location of the holiday home is particularly suitable for both smaller and larger excursions in the surrounding area, which offers a rich array of interesting destinations for all ages.
Hikers and mountain bikers will find their bliss here, as will those who love the water. The neighboring cities of Villach, Millstatt, and Klagenfurt offer attractive shopping and cultural opportunities. Nearby Bad Kleinkirchheim and Villach each have a thermal bath.
Italy and Slovenia can be reached in about half an hour by car.
In the holiday resort itself, there is a supermarket, a gas station, a bank with an ATM, and several restaurants. Extended shopping options can be found in Treffen, Villach, and Radenthein, each about 15 minutes away by car.
In the immediate and wider area, there is an extensive range of leisure and excursion opportunities for all age groups. Detailed information material and personal advice are available at the tourist information in Afritz. If several excursions are planned, it is recommended to purchase a "Kärnten Card," which allows for free or reduced admission.
Most guests arrive by car. Coming from Salzburg (A 10, Tauern Motorway), there are two options. 1. Drive to the Villach/Ossiacher See exit and then follow the signs to Afritz am See. 2. Take the exit at Knoten Spittal and drive via Seeboden, Millstatt, Radenthein on a scenic route along the federal road to Afritz.
Arrival by train to Villach is also possible. From there, a bus goes to Afritz, where it is best to get off at the nursery in the district of Scherzboden. From there, it's a 10-minute walk, albeit slightly uphill.
Even arriving by plane is an option. The nearest airport is Ljubljana (LJU) in Slovenia, about 1 hour's drive from Afritz (motorway to Villach, Ossiacher See).

Cancellation by the Traveler
The tenant may cancel the trip at any time before the start of the rental period. The receipt of a written cancellation notice by the landlord is decisive.
If the tenant cancels their reservation, the following cancellation fees must be paid:
- up to 28 days (4 weeks) before the start of the rental: 50% of the rental price
- up to 14 days before the start of the rental 80% of the rental price
- otherwise (later than 14 days before the start of the rental) 100% of the rental price.
The landlord is obliged, but not required, to attempt to re-let the unoccupied holiday home if possible, in order to avoid losses.
Until the holiday home is re-let, the tenant must pay the calculated amount for the duration of the contract.
Furthermore, the tenant may suggest that a third party takes over their rights and obligations from the travel contract. This requires notification to the holiday home provider. The provider may object to the change of person.
No rental price refund is granted for an early departure.
