Cancellation policy
The tenant is entitled to cancel in writing only upon payment of the following cancellation fees:
a. Cancellation up to 42 days before the start of the stay: 30% of the rental price;
b. Cancellation up to 28 days before the start of the stay: 60% of the rental price;
c. Cancellation up to 14 days before the start of the stay: 90% of the rental price;
d. Cancellation within 14 days before the start of the stay: 100% of the rental price.
4.4. The cancellation of a booking by the (main) tenant is also considered a cancellation for co-tenants;
4.5. A cancellation that occurs on a Saturday, Sunday, or a public holiday recognized in the Netherlands is considered to have occurred on the next working day recognized in the Netherlands;
4.6. A request for termination of this contract pursuant to Article 4.1 to 4.5 inclusive must be addressed to ChaletsPlus, which will process the request on behalf of the landlord.

In winter, you can start your skiing adventures right from your apartment, with the slopes and the village gondola located directly behind the ski-in, ski-out apartment complex for many hours of fun in the snow of the Zillertal Arena ski area. The ski school is just a few minutes' walk away, perfect for kids or beginner skiers. After a day on the skis, your mouth will water at one of the Austrian restaurants, and of course, the après-ski is a must. For this, you can head to the village itself, the umbrella bar, or the Hannes Alm. Due to the high altitude of the resort Königsleiten (over 1600 m), it is a very snow-reliable destination. You can ski from the beginning of December until about mid-April.
In summer, the village gondola operates daily from mid-June to early September, taking you up to 2200 meters, where you can enjoy beautiful walks through the high mountain pastures. The Durlaßboden reservoir offers hours of water fun, with water temperatures rising to 21 degrees in the summer! Various water sports such as surfing, rowing, and sailing are available. Children can play on the playground next to the lake, and there's the option to have a barbecue by the lake. But there's much more to discover and do on your summer holiday in Königsleiten, with many excursion options in the region. Consider the climate park in Gerlos, the toboggan run in Zell am Ziller, the Krimml Waterfalls, mountain biking in the Zillertal, and hiking in the beautiful nature. On rainy days, visiting the indoor swimming pool in Wald is a great alternative.

Host informationWe (Matthé and Mariska Pronk, both 51 years old) purchased this special apartment in January 2021. After searching for several years, we finally arrived in Königsleiten and were able to buy this unique apartment, which we are very happy with. We find it to be a very warm and cozy apartment in a unique location, very close to the village gondola, the après-ski (Hannes), and the ski school. For our large family, it is of course ideal, as there are six good beds and two bathrooms. So, you can stay here with a larger family, or for example, with a family of four and grandparents. Moreover, Königsleiten is of course a very pleasant village with wonderful restaurants. You can seek out the hustle and bustle in Gerlos or stay near Hannes, but also enjoy the cozy Austrian hospitality with your family or friends.
Our love for the mountains and snow began for both of us around our 18th year. We didn't know each other yet, but at that time Matthé went to Gerlos/Königsleiten for the first time with friends, and ...
