General Rental Conditions
1. Rental Fee, Various Charges, Energy
1.1 In addition to the basic rent, the following costs are also listed in the rental agreement/invoice:
a. Tourist tax. This amounts to €1.35 per adult or child per night in the municipality of Veere (subject to interim changes).
b. Cleaning costs. This includes normal cleaning. If the rental property becomes so dirty during the rental period that additional costs are incurred, these will be deducted from the deposit.
c. Deposit, as stated for the property on our website and in the rental agreement. The deposit amount will be transferred 15 days after the end of the rental period, provided that the rental property was left in good order. Any damages caused by you to the rental property will also be deducted from the deposit. Damage amounts that cannot be covered by the deposit must be fully compensated by the tenant, or on behalf of the landlord. Any additional cleaning costs will also be deducted from the deposit.
d. Administration fees. An administration fee of €12.50 is charged per reservation.
1.2 Energy costs, as stated for the property on our website and in the rental agreement.
2. Obligations of the Tenants
2.1 The tenant may only use the rental property as a holiday home, may not sublet it or make it available to third parties, and more people than agreed in the rental contract may only stay overnight with the written consent of the landlord. If the tenant violates these agreements, the landlord has the right to immediately terminate the rental agreement (this includes the tenant must leave the rental property immediately while the full rental fee remains payable), unless the rental fee is increased by an amount of €25.00 per additional person per night.
2.2 The tenant should treat the rental property as if it were their own. The tenant is liable for damages incurred, unless they can prove that the damage cannot be attributed to them.
2.3 The tenant should leave the rental property with inventory, clean and in good condition at the agreed time at the end of the rental period.
2.4 Pets may only be brought with prior written consent of the landlord.
2.5 Disturbances to neighbors and the surrounding area should be avoided.
2.6 To avoid misunderstandings, these rules apply not only to the tenant but also to family members and guests.
3. Option to Cancel
3.1 Any reservation can be canceled within 8 days from the reservation date. This must first be done by phone and then in writing by registered mail with the rental agreement attached. The reservation costs must be paid in any case.
3.2 For cancellations after these 8 days, the cancellation conditions apply unconditionally, see point 4.
3.3 This option to cancel does not apply to reservations made within 8 weeks before the start of the rental period.
4. Cancellation
4.1 The landlord may be forced by special circumstances to cancel or terminate the rental agreement. Cancellation or termination must be in writing. The landlord will do his best to offer the tenant an alternative. If this is not to the tenant's satisfaction, then the landlord will refund all payments made by the tenant, without further liability of the landlord. In case of cancellation by the landlord within 8 days before the start of the rental period, and the alternative offered is not accepted by the tenant, the landlord must pay the tenant an amount of €115.00.
4.2 The tenant is entitled to cancel or terminate the rental agreement, observing the following points:
a. Cancellation or termination must be done by phone and by email.
b. In case of cancellation within 8 days after reservation, the option to cancel will come into effect.
c. In case of cancellation after 8 days and up to three months before the start of the rental period, 15% of the basic rent will be charged. For cancellations between three months and one month before the start of the rental period, 50% of the basic rent will be charged. For cancellations within a period of one month to one week before the start of the rental period, 75% of the basic rent will be charged. For cancellations less than one week before the start of the rental period, the full basic rent will be charged. At any time, the administration costs will be charged to you in case of cancellation.
d. Upon receipt of the tenant's cancellation, the landlord will issue a cancellation invoice, observing the above-mentioned regulations. Any money already paid will be settled according to the content of the cancellation invoice. Amounts in favor of the tenant will be transferred to your account.
5. Complaints
Despite all efforts by the landlord and Schoonzicht Holiday, it is possible that the tenant has a justified complaint. Any complaints and technical malfunctions must be reported immediately to the building cleaner (key contact). The landlord is obligated to take all steps to prevent further damage. If no satisfactory solution is found for a complaint, the tenant must send a written explanation to the landlord within four weeks after the end of the rental period. Complaints submitted later will not be accepted.
6. Disturbance due to Construction Work
It may happen that construction work, such as road works or building activities, is being carried out in the vicinity of your rented property. The landlord cannot assume any responsibility or liability for any inconvenience caused.
