This accommodation has been designed with careful consideration of the available space. The aim was to preserve as much garden space as possible. At the same time, the house comfortably accommodates up to 8 people for their vacation.
Thanks to the so-called mansard roof, a spacious attic has been created, featuring three bedrooms, a bathroom, and a separate toilet. On the ground floor, in addition to the ubiquitous living room and open kitchen, there is another bedroom with an en suite bathroom. Both the living room and bedroom are connected to the southwest-facing terrace through large patio doors. This means you can enjoy the sun all day long right at “homeâ€

The Boshuussie is accessible via a short forest path. You can park your car(s) in front of the house, there's even enough space for three to four cars. In no time, you'll find yourself in the heart of De Koog's town center. Yet, you can enjoy all the benefits of the forest here... absolute tranquility. The famous Paal 17 is about a 5-minute drive away, although you can just as well follow the dune and forest paths that lead directly to the beach.
By car:
Coming from Utrecht towards Amsterdam, take the exit towards Zaanstad.
Then take the A7 towards Leeuwarden until the Den Oever exit.
From there to Den Helder, the ferry port is signposted.
On Texel:
From the ferry port, drive along the Pontweg (N501) towards De Koog. Turn left at about exit 14 onto Pelikaanweg, which you follow until an S-shaped curve (shortly after the Pelikaan Hotel). Just before you leave this curve, you can turn left onto a gravel path that runs parallel to the road. The second house on this path is 't Boshuussie (Pelikaanweg No. 5).

These conditions exist to define the rights and obligations of the tenant and the landlord (Linda Boersen & Ferre van Bommel). Please take a few minutes to read what we expect from you and what you can expect from us...
0. Declaration of Principles
The fact that you are reading these rental conditions means that you have made a booking with us. By booking, you agree to the rental conditions. Hereby you declare the following:
1. I declare that I have read the rental conditions.
2. I am aware of the possible risks that booking a holiday home abroad can entail for me.
3. I understand that I cannot cancel my booking (except for the reasons described in the rental conditions... however, Corona is not a reason for cancellation).
4. I declare that I will adhere to the rental conditions and will accept the consequences if I am unable to commence my holiday.
We live in a time when a global pandemic is widespread. We feel compelled to explicitly remind you of the existence of these rental conditions, as a pandemic can have significant effects on your ability to fulfill your contract.
1. The Rental Agreement
Every booking request is confirmed by the landlord via a booking confirmation by email, which is also your rental contract. You must return this filled out and signed by email or post.
· At the same time as sending back the rental contract, but no later than 14 days after the booking date, you pay 50% of the total amount (Payment A).
· The remaining payment must be made at least 21 days before the start of the trip (Payment B). For bookings made within 5 weeks before the start of the trip, you pay the total amount in a single payment.
If you do not make Payment A or Payment B on time, the landlord is entitled to declare the rental agreement null and void and to re-rent the property.
2. Cancellation Policy - Very important! A booking cannot simply be cancelled
2.1.
No one wants it, but there is always a possibility that you will not be able to start your trip to Texel.
However, a booking cannot simply be reversed, neither by you nor by us. If you cannot come, you are still obliged to pay 100% of the total contractually agreed rent. In other words: the cancellation costs are 100%. We also do not work with scales or deadlines in which you could still get back a percentage of the rent. It is advisable to insure yourself adequately against the cancellation of your booking. Your insurer then guarantees the reimbursement of the incurred cancellation costs.
2.2.
Attention! Our rental and cancellation conditions also exclude the Corona virus as a reason for cancellation!
We would like to point out that COVID19 is also not a reason for cancelling your booking. Epidemics/pandemics are not considered a valid reason for cancelling your stay (and by that we mean not a single epidemic or pandemic).
The coronavirus may continue to circulate for an extended period and is therefore no longer an unforeseen event. The booking is made at your own (financial) risk. You must take out appropriate travel cancellation insurance yourself.
Cancelling (or rebooking) due to COVID19, another pandemic, or biological plague is in no way possible. You also cannot rely on a goodwill arrangement. War, threat of war, terrorism, and threat of terrorism are also not valid reasons for cancellation or rebooking and do not qualify for a goodwill arrangement!
We do not offer vouchers under any circumstances, nor do we allow rebooking to a later date in the same year or a subsequent year. Cancellations are always treated as described in these rental conditions.
Please also note the following restrictions:
I We are not liable for government decisions or administrative measures that prevent you from starting your trip to Texel. The only exception is the complete failure of the TESO ferry, making the island inaccessible to you. In this case, we cannot offer you our service. In this case, and only in this case, your stay will be cancelled by us and you are entitled to a refund of your travel sum.
II Another Corona wave (4th, 5th, etc.) or a (renewed) lockdown due to global outbreaks can be foreseeable and is not a reason to cancel your booking. The only exception is the situation where a governmental prohibition on the rental of holiday homes on the island of Texel is imposed. In this case, we cannot offer you our service. In this case, and only in this case, your stay will be cancelled by us and you are entitled to a refund of your travel sum. But beware! It should be a total ban! Not a warning or notice. Please note! If a maximum occupancy is specified for a holiday accommodation, it is not a reason for cancellation if your travel group exceeds this number. This is because you can come with fewer people or limit the number of "households".
III If you are not from the Netherlands and your trip to Texel is therefore cross-border, closing the borders is not a reason to cancel your booking, and you remain 100% liable for payment. We are in no way liable for decisions of a foreign government or the Dutch government if they prevent you from starting your trip to Texel, with the exception of the exceptions mentioned under I and II. You take the risk of booking accommodation abroad and therefore take the risk of facing a closed border. The closure of the borders is not a reason for cancellation, as we can still provide our service. In the event of the closure of the borders, your stay will not be cancelled by us and you have no right to a refund of your travel sum. We make no distinction between binding (mandatory) government measures or voluntary guidelines.
IV Can you travel internationally, but you may be affected by quarantine measures when you return to your home country or arrive in the Netherlands? This is all at your own risk. It does not matter whether these measures are binding or voluntary. The consequences of quarantine measures are in no way a reason to cancel your stay with us, and you have no right to a refund of your travel sum. In addition, you remain 100% liable for payment.
N.B. If you fear that the above conditions are not sufficient, we recommend that you either take out external travel cancellation insurance with more comprehensive conditions or simply not take on the responsibility associated with a booking.
2.3.
In the event of a withdrawal on our part, we will inform you immediately in writing as well as by telephone. As a tenant, you have no more or other right than a demand for the refund of the sums already paid.
3. Liability - Respect the Accommodation
3.1.
During your stay in the accommodation, you as the tenant are fully liable for the apartment, the furnishings, and all items that belong to the rented property. Damage caused by you and/or your co-occupants must be fully compensated to the owner of the property. The landlord is entitled in advance to hold the tenant liable for any damages caused that have not been paid or not paid adequately, even after the rental period has ended. All associated costs will be charged to the tenant named in the rental contract.
3.2.
More than the number of persons agreed upon in the rental contract is not allowed. Visitors are not allowed to stay overnight without the prior consent of the homeowner. If you do not meet your obligations, we can irrevocably break and terminate the main rental relationship without having to provide a replacement.
3.3.
Unfortunately, we have had bad experiences with youth groups in the past, so we have decided to set the minimum age at 25 years.
3.4.
Leaving pets unattended in the accommodation is strictly forbidden.
Dutch law applies to the rental contract. No liability is assumed for printing errors, changes in prices and rental conditions, and all other circumstances that are beyond the control of the landlord.

We, Linda and Ferre, are probably already known to many Texel visitors as the former owners of the rental agency Tessels Onderdak. At the beginning of 2022, we handed over the business to the Kruk family. However, we continue to rent out our own holiday home at Pelikaanweg 5 ('t Boshuussie). Now, we are fully engaged with our two Springer Spaniels, our garden, and the rental of our beautiful (dog-friendly) holiday home.
