The modern Montferrutx is located on the third sea line in Colonia de Sant Pere. A unique, high-quality property that was designed with great attention to detail and heart by the owners themselves. The house has a special feature: the bedrooms are on the ground floor, and the spacious living-dining area with an open kitchen is on the first floor, to enjoy the sun rays longer and so that the bedrooms are cooler during summer nights. Right at the entrance of the villa, you have a small green area, like a natural meadow, it's not an English lawn. There you also have a terrace with cozy seating where you can enjoy the sun until late afternoon.
On the ground floor, there are four functional bedrooms, all with built-in wardrobes and fans. The bathroom has two sinks and a large shower, it has no door, but the toilet does. Two additional guest toilets are located outside at the entrance of the house, and directly by the living room. The modern staircase takes you to the spacious living-dining area with sea views. The living corner is cozy and functional, with Wi-Fi available throughout the house as well as underfloor heating.
The open, fully equipped kitchen is modern and has enough cabinets to store everything necessary. The large dining table has enough space for up to 8 people or more, with beautiful light in the morning and evening. Behind the living area is a staircase that leads to the large roof terrace. This offers a unique sea view from Betlem to Cap de Formentor. A large dining table and two hammocks help you feel the absolute holiday feeling!
Sports enthusiasts will get their money's worth. In the garage, there are bicycles, paddles, snorkeling equipment, and much more available! Also in the garage are the washing machine and dryer. A holiday home for the whole family!

Montferrutx is located on the third sea line in Colonia de Sant Pere, in the north of the island. Beautiful beaches and coves are within walking distance or just a short drive away. Colonia de Sant Pere used to be a small fishing village, and today it still retains that lovely character and is very peaceful, far from mass tourism. A few small supermarkets, great restaurants, bars, a pharmacy, everything is within walking distance.

§ 4 Cancellation and Early Termination
If the tenant cancels the contract before the start of the rental period without naming a substitute tenant who enters into the contract under the same conditions and if re-renting is not possible, the deposit will be retained and the following proportional rents will be charged as compensation:
Cancellation:
- up to 90 days before the start of the rental period: 30% of the rental price
- up to 60 days before the start of the rental period: 55% of the rental price
- up to 30 days before the start of the rental period: 75% of the rental price
- from 29 days before the start of the rental period: 100% of the rental price
- in case of no-show without cancellation: 100% of the rental price
The landlord will make an effort to re-rent the property.
The tenant can at any time prove that the landlord incurred less damage.
If the tenant terminates the stay early, they remain obligated to pay the full rental price.
A cancellation or termination can only be made in writing. The decisive date is the day the declaration is received by the landlord.
In the event of cancellation before the start of the rental period, a processing fee of 100 € will always be charged, which will be offset against the deposit if applicable.
It is strongly recommended to take out travel cancellation insurance.
