The spacious vacation apartment with mountain view Hahnenkamm, garden view and view of the castle is located on the ground floor with its own terrace, alpine wicker beach chair, small pond and herb garden. Our Tyrolean time-out apartment has two wood-burning stoves in the living room/parlor and in the hallway, which warm wonderfully and conjure up a rustic, cozy hut atmosphere. The kitchen is fully equipped, there is NOTHING missing. Stove with ceramic hob and oven, microwave, coffee maker, toaster, kettle, dishwasher, refrigerator and a raclette. Coffee, tea, spices, basic foodstuffs, cleaning products, toilet paper etc. all available. You can help yourself from the herb beds. Toilet and bathroom with shower are separate. Hairdryer available, towels kitchen towels and bed linen, 2 bathrobes, first aid kit are available. Please observe our house rules so that subsequent guests can also feel at home. The house rules are available and are accepted by the guest upon booking. The apartment is not suitable for wheelchairs and walkers! The apartment must be left clean and tidy on departure! Final cleaning 50 Euro also for 1 person and 150 Euro deposit to be paid in cash on arrival! Whirlpool use once free, each additional use costs 35 euros. There is enough wood for heating, if more is needed in the apartment, a large wood basket costs 10 euros. Free parking is available. Guest activity card included in the visitor's tax € 3 per person per night. Infrared sauna is free of charge once in the booking. Each additional use 15.- €.
A damage deposit of EUR 150 is required on arrival. This is paid in cash. You will usually receive a refund on departure. The damage deposit will be refunded in full in cash after the accommodation has been checked and no damage has been found. Apartment not suitable for wheelchairs and walking frames. The minimum age for check-in is 21 years. Parties/events are not permitted.

Our house with the vacation apartment is the former parish of Höfen and was the 5th house to be built in Höfen. A scenic paradise invites you with mountains, lakes, rivers, streams, waterfalls and gorges, meadows and alpine pastures to relax and feel good or to do sports.... There is plenty of choice.... Hiking, climbing, mountaineering, alpine pastures and hut tours, paragliding, skiing, tobogganing, cross-country skiing, ski touring, curling, ice skating, kayaking, swimming, canyoning, diving, fishing and angling, horse riding, ballooning and much more. The medieval castles of Ehrenberg Castle Ruins, Fort Claudia and Schlosskopf Fortress can be seen directly from the front door! There are 12 beautiful lakes with crystal-clear water in the surrounding area. These lakes all have their own character. You can swim in almost all of them and they all have drinking water quality. § 5 Withdrawal from the Accommodation Agreement - Cancellation fee
Withdrawal by the Proprietor
5.1 If the Accommodation Agreement provides for a down payment and the down payment has not been made by the Party in due time, the Proprietor may rescind the Accommodation Agreement without granting a grace period.
5.2 If the Guest does not show up by 8 p.m. on the agreed date of arrival, the Proprietor shall not be obliged to provide accommodation unless a later time of arrival has been agreed.
5.3 If the contracting party has paid a deposit (see 3.3), the rooms shall remain reserved until 12.00 noon on the day following the agreed arrival date at the latest. In the case of advance payments of more than four days, the obligation to provide accommodation shall end at 6 p.m. on the fourth day, whereby the day of arrival shall be counted as the first day, unless the guest announces a later day of arrival.
5.4 Unless otherwise agreed, the Proprietor may unilaterally terminate the Accommodation Agreement for objectively justified reasons no later than 3 months prior to the arrival date of the Party.
Withdrawal by the Party - Cancellation fee
5.5 The Accommodation Agreement may be rescinded by the Party by means of a unilateral declaration by no later than 3 months before the agreed date of arrival of the Guest without payment of a cancellation fee.
5.6 Outside the period specified in § 5.5, withdrawal by unilateral declaration by the contractual partner is only possible subject to payment of the following cancellation fees:
If you cancel after the booking has been finalized, you will pay 50% of the total price as a cancellation fee. In the event of a no-show, you will pay a fee equal to the cancellation fee.
