Cancellation policy
§ 5 Withdrawal from the Accommodation Agreement - Cancellation fee
Withdrawal by the Proprietor
5.1 If the Accommodation Agreement provides for a down payment and the down payment has not been made by the Party in due time, the Proprietor may rescind the Accommodation Agreement without granting a grace period.
5.2 If the Guest does not show up by 8 p.m. on the agreed date of arrival, the Proprietor shall not be obliged to provide accommodation unless a later time of arrival has been agreed.
5.3 If the contracting party has paid a deposit (see 3.3), the rooms shall remain reserved until 12.00 noon on the day following the agreed arrival date at the latest. In the case of advance payments of more than four days, the obligation to provide accommodation shall end at 6 p.m. on the fourth day, whereby the day of arrival shall be counted as the first day, unless the guest announces a later day of arrival.
5.4 Unless otherwise agreed, the Proprietor may unilaterally terminate the Accommodation Agreement for objectively justified reasons no later than 3 months prior to the arrival date of the Party.
Withdrawal by the Party - Cancellation fee
5.5 The Accommodation Agreement may be rescinded by the Party by means of a unilateral declaration by no later than 3 months before the agreed date of arrival of the Guest without payment of a cancellation fee.
5.6 Outside the period specified in § 5.5, withdrawal by unilateral declaration by the contractual partner is only possible subject to payment of the following cancellation fees:
If you cancel after the booking has been finalized, you will pay 50% of the total price as a cancellation fee. In the event of a no-show, you will pay a fee equal to the cancellation fee.

Höfen itself was first mentioned in a document in 1427 and is one of the youngest settlements in Außerfern. Our house with the vacation apartment is the former parish of Höfen and was the 5th house to be built in Höfen. A scenic paradise invites you with mountains, lakes, rivers, streams, waterfalls and gorges, meadows and alpine pastures to relax and feel good or to do sports.... There is plenty of choice.... Hiking, climbing, mountaineering, alpine pastures and hut tours, paragliding, skiing, tobogganing, cross-country skiing, ski touring, curling, ice skating, kayaking, swimming, canyoning, diving, fishing and angling, horse riding, ballooning and much more. The medieval castles of Ehrenberg Castle Ruins, Fort Claudia and Schlosskopf Fortress can be seen directly from the front door! There are 12 beautiful lakes with crystal-clear water in the surrounding area. These lakes all have their own character. You can swim in almost all of them and they all have drinking water quality. Host informationThe Kluge family, that's WE! Puschel and Namee'a, our cats and Alia, our female dog. Alia is epileptic and so we can't expect her to have another dog in the house and garden. More than 10 years ago we moved from Garmisch-Partenkirchen to the beautiful Ausserfern in Tyrol to Höfen and are now home from home here in a house with a large garden! We have only now completely renovated the Tiroler Auszeit vacation apartment in 2021 and furnished it very lovingly, stylishly, comfortably and partly in an alpine style. Alpine lifestyle paired with Tibetan ambience, a magical component. An idyllic mountain panorama on one side and a view of the historic castles on the other. For cozy time-outs and magical moments, as your hostess I can support you as a personal coach. This is charged separately.
