This detached, two-story holiday home with a pool is located in a quiet residential area of Labenne, away from the tourist hustle and bustle.
The well-maintained, modern house L78 offers approximately 160 m2 of living space and a beautiful, approximately 700 m2 large, secluded property with a private pool.
The spacious living room has about 50 m2 and is allergy-friendly with stone flooring. It is furnished with a cozy corner sofa, a secretary desk, a large flat-screen TV, and a dining area for 6 people. Free Wi-Fi is available. The continuous window front allows direct access to the generous terrace and the pool.
The equipment of the open, modern kitchen leaves nothing to be desired. It includes an induction stove with extractor hood, an oven, a microwave, a dishwasher, a refrigerator, a coffee machine, and a toaster. In the separate utility room, there is a washing machine and a dryer as well as a second gas stove with oven. There is also a W.C. on the ground floor.
Upstairs, there are three beautiful bedrooms, all laid out with real wood parquet flooring. A highlight is the west-facing bedroom suite, which is equipped with a 160 cm wide double bed, a walk-in wardrobe, and a chest of drawers. It has its own large bathroom with an extra-wide, barrier-free shower made of natural stone, and two sinks. It also has a large balcony with views of the greenery and the pool.
The other two bedrooms face east and are equipped with a large French bed (140 cm wide) and two single beds, respectively, as well as a wardrobe each. They share the second bathroom with a shower and sink. A second separate W.C. is available. Bed linen is provided.
The west-facing, approximately 50 m2 large covered terrace with garden furniture and sun loungers is the perfect place for long barbecue evenings, especially since there is a summer kitchen equipped with a sink and a plancha for grilling. The approximately 7m x 3.50 m large pool is heated. An outdoor shower is available. On the smaller terrace on the east side, you can enjoy a relaxed breakfast in the morning sun, while the children are already splashing in the pool on the other side of the house.
The very well-kept property is grown with palm trees and completely fenced. It is surrounded everywhere by a very high, dense hedge, so you can move around the property completely undisturbed.
Up to two cars could be parked in the covered carport.

The town center of Labenne with a typical French restaurant and a recommendable pizzeria, a well-stocked supermarket, several bakeries, and the train station is about 1 km away. The kilometers-long, wide, fine sandy beach can be reached by bicycle on well-developed cycle paths within about 10 minutes.

If you, as the tenant of the holiday property, withdraw from the contract, the landlord is entitled to compensation, which is standardized as a percentage of the total price, based on the customer's withdrawal date, as follows:

- from the 49th to the 30th day before occupancy begins: 50%
- from the 29th day before occupancy begins: 90%
