General Terms and Conditions for the Rental of Holiday Apartments
§1. Rental Agreement/Processing: The rental agreement becomes valid upon the return of the signed rental agreement and by transferring the deposit.
2. The deposit is due no later than 7 days after the conclusion of the contract, with the remaining payment due 4 weeks before the start of the rental period.
3. On the day of departure, the property must be vacated by 10:00 AM. Please note that failure to comply with the departure time causes the cleaning staff to enter the apartment later, which means that it cannot be cleaned sufficiently for the following tenants.
§2 Cancellation by the tenant: In the event of a cancellation by the tenant, the landlord is entitled to the full rental price minus any unused additional costs. The landlord is obliged to minimize the damage and to look for a replacement tenant. If these efforts are successful, the landlord's claim is reduced by the rental income achieved. However, the landlord charges a processing fee of €100 for re-renting. It is recommended to take out travel cancellation insurance.
§3 Cancellation by the landlord: If the execution of the contract is made difficult or endangered by force majeure not foreseeable at the time of the contract conclusion, the landlord may withdraw from the contract. In this case, the landlord tries to offer an equivalent property. There is no further claim for compensation. The landlord can terminate the contract without notice if the remaining sum is not paid three weeks before the start of the rental period. In this case, the landlord is entitled to the full rental amount minus the additional costs.
§4 Liability of the landlord: 1. The rental agreement is a private law contract. The landlord is not a tour operator.
2. No insurances are included in the services to be provided by the landlord, i.e., the landlord is not liable for theft of the tenant's property.
3. The landlord is only liable for circumstances directly related to the rental property and only for those for which he is responsible.
4. The contracting parties agree that the rental property is used as a holiday home by various people and can therefore be subject to higher wear and tear. Defects that only insignificantly affect the contractual use of the apartment. Wi-Fi usage is not guaranteed at all times. Charging electric cars is expressly prohibited. A violation of this prohibition leads to an immediate termination of the contract.
5. Complaints made only after departure cannot justify a rent reduction.
6. Defects/damages that occur during the rental period must be reported to the landlord immediately. The tenant is liable for damages caused by them. Complaints regarding cleaning must be reported immediately, but no later than 6:00 PM on the day the rental begins, so that a follow-up cleaning can be carried out. Later complaints cannot be recognized.
7. House rules: the tenant is obliged to treat the apartment and furnishings with care, to keep furnishings in a clean condition, and not to leave open fires unattended. They bear all costs arising from non-compliance with these rules, and in serious cases, this can lead to an immediate termination of the rental agreement. Dogs are not allowed in our beds.
8. Additional persons: The apartment may only be used by the number of persons specified in the contract. If the specified number of persons is exceeded or if pets stay without being registered, the landlord reserves the right to charge an additional fee of EUR 200 per unreported person/week and EUR 60 per pet/week.
9. Departure: please close windows and doors upon departure! The apartment must be left swept clean, which also includes cleaning and putting away dishes, glasses, and kitchen appliances.
§5 Severability Clause: Should one or more provisions of the agreement be or become invalid, this shall not affect the remainder of the agreement. In the case of invalid regulations, the respective German statutory provisions apply. Multiple persons are jointly and severally liable for all obligations arising from this agreement.
The place of jurisdiction is Düsseldorf.

Beach-Beach-Beach... and of course the expansive dune area and the forest. The charming village of Bergen is about 5 kilometers away. Bicycle rental and a small supermarket are very close by. Volleyball on the beach. Horseback riding in Schoorl. Boat trips to Alkmaar.
Getting there
Take the A9 at Schiphol towards the motorway to Alkmaar.
Through Bergen to Zeeweg in Bergen aan Zee, straight ahead to the left of the Zeeaquarium is the C.F. Zeilerboulevard.

Ich brauchte eine kurze Auszeit und habe spontan dieses wundervolle, kleine Häuschen entdeckt, welches genau zu dem Zeitraum, den ich reisen wollte, frei war! Buchung war super unkompliziert, flott und sehr freundlich! Bei Ankunft war alles wie verabredet vorbereitet, so dass ich einfach nur ankommen brauchte! Parkplatz direkt vorm Haus! Ausstattung hat für mich absolut gepasst, alles da was ich brauchte, sogar ein paar Gewürze, etc., für die man in anderen FeWos erst einmal einkaufen gehen muss, waren vorhanden. Sonst ist aber ein kleiner Supermarkt um die Ecke!
Die Lage ist super, aus dem Bullauge im Giebel konnte ich das Meer sehen und teils hören, rechts und links vom Haus sind die Aufgänge zum Strand!

Ich habe einen Kurzurlaub (2 Nächte mit einem Teenager und Hund) sehr kurzfristig gebucht. Alles ging reibungslos, die Unterkunft war toll, sauber, absolut ausreichend, auch für einen längeren Aufenthalt mit 2 Personen. Die Lage ist grandios. Obwohl die Straße von allen Strandbesuchern genutzt wird, war es nie laut. Tolle Restaurants und Bistros sind direkt um die Ecke. Und mit Hund in der Zeit, in der es möglich ist am Strand zu sein, absolut traumhaft.
Wir kommen gerne wieder.
