The spacious living room features a seating area and a dining area with a decorative fireplace and TV. The open kitchen is equipped with a refrigerator with freezer compartment, freezer, combination microwave, dishwasher, Quooker, toaster, coffee machine, and Nespresso coffee machine. There are seats at the kitchen island. On the upper floor, there are three bedrooms, each with its own bathroom. There is one bedroom with 2 single beds and a bathroom with a bathtub, rain shower, and toilet. The second bedroom has 2 single beds and a bathroom with a rain shower and sink. The third bedroom has 2 single beds and a bathroom with a shower and sink. There is a separate toilet. In the basement, there is a bedroom with 2 single beds, a TV, and a bathroom with a bathtub, shower, and toilet. There is also an attractive group room with a bar and seating areas. 'Villa bij Zee' has a garden with two terraces. Garden furniture is available.
Extras:
Wi-Fi. The villa has underfloor heating on the ground floor. On the upper floor and in the basement, you can regulate the heating per room.
Special features:
This holiday home can only be rented if the main renter is at least 25 years old and present throughout the entire period. No parties and/or receptions may be held without prior agreement with the landlord. Please bring your own bedding for the cot.

The detached house 'Villa bij Zee' is quietly situated in the park 'Het Hoogelandt' and offers a view over the meadows. The park is located in the National Park Dunes of Texel, on the edge of the forest, with many hiking and cycling paths next door. After a 10-minute bike ride through the forest and dunes, you reach the North Sea beach. Ecomare is 1 kilometer away. The seaside resort De Koog and the center of Den Burg with restaurants, shops, and supermarkets are 4 kilometers away.

1. In the event of a cancellation by the guest, the guest owes Texelduinen a cancellation fee. In addition to the due reservation fee, the following cancellation fees apply:
- In case of cancellation up to forty-two (42) days before the arrival date: thirty percent (30%) of the price*
- In case of cancellation from the forty-second (42nd) day up to and including the twenty-eighth (28th) day before the arrival date: sixty percent (60%) of the price*
- In case of cancellation from the twenty-eighth (28th) day up to the day of arrival: ninety percent (90%) of the price*
- In case of cancellation on the day of arrival: one hundred percent (100%) of the price*
(* Tourist tax, costs for bed linen and cleaning are not to be paid as part of the price in the event of a cancellation.)
