Option to enjoy the sunset and sundown on 2 roof terraces (25 sqm and 30 sqm with beautiful views).
Villa Australia is surrounded by a large private garden (1000 sqm) with a 4 x 9 m private pool with underwater chill-out-area and is situated close to endless long, white sandy beaches of Roche in only 7 minutes walking-distance [600 meters). There are two parking lots in the property, plus additional ones just in front of the house on the street.
The special feature here is the spaciousness and luxurous equipment: with 6 bathrooms en suite plus guest toilet and 6 large bedrooms (all with AC). Completely renovated in 2019. Many terraces as separate retreats etc.

Neet and cosy old town of Conil in only 15 min. driving distance with numerous tapas bars, restaurants, shops and supermarkets. Historical and cultural sites of Cádiz (25 min. by car), Jerez de la Frontera (40 min. by car) and Seville with its old cathedral and Alcazar (1.5 hours by car).
To the south, acient roman town Bolonia mit large dunes right next to the ocean coastline (45 min. by car) und pittoresk white andalusian villages Vejer (30 min.). Kite-Surfers will love Tarifa (75 min. by car).

Leave the parking lots of local rental car agencies and keep right „salida“ ,
after 600 m turn right in the first roundabout to: „A4/E5 todas las direcciónes“,
pass „Olof Park“ (red-London-Bus) and keep going, after 700 m straight through another roundabout,
take left lane then Cádiz / Sevilla AP4/A4 ,
After the bridge, take the 2nd exit in the roundabout to AP4 / A4 Jerez / Cádiz
after 2 km keep left on A 4 in the direction to Cádiz and don’t take AP4 (AP4 is costly and time-consuming),
keep on A 4 to „El Puerto / Cádiz“, you will pass 3 exits to Jerez – but keep straight on the highway….
19 km from the airport: keep left on A4 to Cádiz/Algeciras, straight ahead and pass Puerto Real, until 40 km from the airport, the highway A4 will split: take left lane here A 48 to Chiclana / Algeciras, after a long curve to the right stay on A 48 and pass 3 exits to Chiclana (keep going straight ahead)
After another 14 km (55 km from airport) please take exit No. 15 to Conil/ El Colorado , on N 340, in the roundabout take the 3rd exit (continue to go south) to Conil / El Colorado, after another 1.6 km (58 km from airport) drive through 2 roundabouts in El Colorado straight, and turn right in the 3rd roundabout (right after passing the gas station) to Urb. Roche. You will drive 5 km through pine trees;
After the remaining 3 km (63 km from airport): Entrance to Urbanización Roche with open „gate“.
Caution: right after the entrance, severe bumps will kill your frontspoiler - drive slowly…
After 500 m at the roundabout (the only one in Roche) turn left 90° into Avenida Austria, right after 100 m turn right into Avenida Andorra, after 300 m at the street corner Andorra / Australia: here you are!

Prior to the beginning of the rental period, tenants have the right to cancel the rental agreement: In case of closed national borders or complete lockdown by state official institutions, there is a cancellation option with 90% reimbursement, but it is explicitly recommended to negotiate a travel cancellation insurance with a (third) insurance company. Both contractual partners agree upon the following regulation, independent of the reason for cancellations, caused by other reasons: If the tenants cancel by written message > 90 -60 days prior to the beginning of the tenancy, 30 % of the total rental charge / between 60-30 days 50 % will be withheld by the landlords / between 29-14 days 75 % and later than 14 days prior to the arrival date 90 % of the total rental charge have to be payed. The tenants have the right to prove, that the real disadvantage on landlords` side is lower. Main tenant has to be 30 years or older (no twen- or party-groups).
The liable main tenant must have 35 years or more.
