The villa Duxcaar is situated on a 22,000 sqm plot in an absolutely quiet and secluded location, yet without being secluded, in the immediate vicinity of one of the 20 most beautiful villages of the Dordogne Valley, the bastide town of Beaumont-du-Périgord.
In addition to the main house, there is a 150-year-old completely renovated dependance that can be booked as an option. The highlight here is a snooker table suitable for tournaments. There is also a small shower room, an old fireplace and another kitchen. The dependance has air conditioning for hot days and a separate terrace of approx. 20 sqm.
The 2-hectare property has its own wooded area, large lawns, fruit trees and an adjacent walnut orchard, about 2 minutes by car to the west of the Chateau de Bannes. Enjoy the absolute tranquillity, perhaps a visit from a deer in the garden, lots of birds and an unspoilt environment.
The villa has a 5x10m ecologically heated pool, which is available to our guests from April to the end of October.
In the garden, a "dog house" has been set up with sunny and shady corners for your dog. If necessary, a dog brought along can be safely accommodated there in an area of approx. 100 m². It is then within sight of the terrace and can safely live there for a few hours when its owner wants to go out to a restaurant, for example.

The beautiful bastide town of Beaumont-du-Périgord with its regular markets is about 5 minutes drive away and offers a complete infrastructure with several bakeries, butcher, medical care, restaurants etc.
Beaumont is situated in the heart of the Périgord. From here you can easily reach all the highlights of the Périgord, whether one of the many caves, the monasteries and churches of the French part of the Way of St. James (UNESCO World Heritage) or the many castles as witnesses of eventful times. The villa's central location makes it ideal for excursions from Rocamadour in the east to the Atlantic and Bordeaux in the west.
The villa DUXCAAR is situated in a secluded location about 1km west of the "Chateau de Bannes", one of the most impressive chateaux in the Périgord. You can reach the house via Bergerac or Bordeaux airports or by TGV to Bordeaux. A rental car is required for the final journey. Our caretaker couple Brian or Arlene or our key safe allow access to the house.

Cancellation of the rental contract
1. IGW reserves the right to withdraw from the rental agreement in the event that the deposit, balance payment and security deposit agreed in the rental agreement are not received by the tenant in due time to the account of IGW (bank details according to the rental agreement). Furthermore, the lessor has the right to withdraw from the contract in the event that the rented property cannot be used for exceptional reasons (storm damage, etc.). Claims going beyond the reimbursement of the rental price (e.g. for damages) are excluded. 2.
2. The termination of the rental contract by the Hirer must be made in writing. In the event of cancellation, IGW will charge the Hirer a lump sum of 230 EUR to compensate for the additional expenses incurred. The renter is allowed to prove that IGW had costs for the processing of a lower amount. In addition, the Hirer must pay for the damage incurred by the Owner as a result of the cancellation. IGW will attempt to re-let the rental period. If the complete period is successfully re-let on the same terms as the cancelled agreement, the tenant will not incur any costs other than the cost of processing. If IGW is unsuccessful in re-letting all or part of the cancelled period, IGW will charge the Hirer a liquidated damages charge as follows. A damage lump sum of 30% of the rental amount will be charged if the tenant cancels the booking in the period after conclusion of the rental agreement up to 10 weeks before arrival. If the tenant cancels the booking in the period between 10 and 4 weeks before arrival, a damage lump sum of 60% of the rental amount will be charged. If the booking is cancelled within the period of 28 days up to the date of arrival, the Hirer is obliged to pay the full rental amount, less any own expenses saved by the Rental Firm (a flat rate of 5% of the rental amount). With IGW's consent, the Tenant may procure a replacement tenant who will assume the rights and obligations of the Tenancy Agreement. IGW recommends taking out travel cancellation insurance just in case.
